What Georgia leaves behind.

Three stains, three different jobs. Drag across a slab to wash it.

Pine pollen

A yellow film, heaviest in March and April. Most of it rinses off. What settles into joints needs a slower pass.

Red clay

Splash lines along beds and stains under downspouts. Clay carries iron, so an old stain can leave a faint mark.

Mildew and moss

Green on shady patios, slick on north-side steps. Cleaning removes it, and it can return in a season or two.

Four steps. No site visit.

Most jobs are priced from photos alone, and nothing is booked until you say yes.

  1. Send photos

Two or three photos, your address and any deadline. A rough size helps.

  2. Get a price

One price for the whole job, in writing. If something needs a closer look, we say so before quoting.

  3. Pick a time

We agree on a day. The washer runs on your outdoor spigot and an outlet, so you don't have to be home.

  4. Clean and check

We clean, rinse, keep wash water out of storm drains and send photos. You pay when the job is done.

An example of how it goes

Why there's no price list

A small stoop and a big shady patio aren't the same job. Most jobs start at $125, and you get one price for yours, with setup, cleaning and cleanup included, so there's no surprise at the end.

Ready before the photographer.

For realtors, on your schedule.

  • Send the address and shoot date. We clean the front walk, steps and patio ahead of the photographer.
  • You get before-and-after photos, and we invoice whoever you say: you, the seller or the brokerage.

Questions people ask first.

Do I need to be home?

No, as long as we can reach an outdoor spigot and an outlet near the area. We'll text you photos when it's done.

Can you price it from photos?

Usually. Send a few photos and a rough size. If anything needs an in-person look, we'll tell you before giving a price.

Will every stain come out?

Dirt, pollen and mildew usually lift. Oil, rust, paint and old clay stains may fade without disappearing, and we'll tell you what to expect before you book.

Do you do driveways or houses?

Driveways: ask first, with photos, since size decides it. House siding, roofs and wood decks aren't something we take on yet.

What happens to the dirty water?

We plan where the rinse water goes before starting and keep it out of storm drains. Furniture and pots come off the area first.

Can you come in the evening?

Yes. Regular hours are weekdays 9 to 5, and evening appointments are available for an added fee. Tell us what works when you send your photos.

I'm a realtor. Who gets the invoice?

Whoever you tell us: you, the seller or the brokerage. We confirm it before booking so nobody is surprised.
